Flat roofs fail at the details.

A low-slope roof has nowhere to shed water quickly, so every seam, drain, and parapet termination has to be right. They rarely fail in the field of the membrane. They fail at a drain that was never flashed properly or a parapet cap that was never sealed.

We run TPO and modified bitumen on residential low-slope, and we build rooftop decks and vegetative assemblies over them. The Oak Lawn rooftop deck and the Kessler Park TPO and vegetative roof are both ours.

Either the drains are undersized or blocked, or the roof has no slope built into the insulation. Standing water past forty-eight hours shortens membrane life and voids most warranties. Tapered insulation fixes the slope during a replacement.

Often, yes — on a pedestal system over a properly detailed membrane, so the deck floats above the waterproofing and the membrane stays serviceable. The structure has to be checked for the added load first.

When the membrane is intact and the insulation below is dry, a coating buys real years for meaningfully less money. When there is water in the assembly, coating seals the water in. We do core cuts to find out which one you have.
